The success of any project is dependent on early planning and design as much (or more) than the execution of the physical work. Selecting a construction manager in the early design stages of a project greatly enhances the probability of success at completion.

BUDGET PREPARATION/MONITORING
HAAS can provide conceptual estimating and model estimating from initial design options through completed construction documents to ensure that informed decisions are made regarding program and effects on overall budgets.

DETAILED ESTIMATING
HAAS can provide detailed estimates as documents are developed. We can track via our state-of-the-art estimating software the difference from one estimate to the next with not only detailed quantities, but also drawings of specific areas that were changed for ease of review.

SCHEDULING
HAAS will provide and monitor a project schedule that does not only track construction but also design development and permitting to allow for milestone completions to ensure construction starts on time and allows for "Fast-Track" scheduling.

VALUE ENGINEERING
HAAS will provide suggestions of possible revisions of material or equipment that will not reduce overall quality of the project, but reduce costs.

CONSTRUCTABILITY/3RD PARTY REVIEW
HAAS will perform reviews of the design to ensure not only construction can be performed smoothly and intent is understood, but also to limit questions and conflicts in the design. As an Owner's option, this may include a 3rd party review from our design team.

EARLY PURCHASING
HAAS will conduct early purchasing as warranted and approved by the Owner that will ensure expensive materials and equipment before cost escalations affect overall project costs.

FAST-TRACK
HAAS will prepare a schedule to allow for site/excavation permits, foundation permits, shell permits to be acquired during design stages in order to have an early start on these critical, weather-dependent activities.

TEAM BUILDING/COMMUNICATION
The HAAS approach to every project, regardless of type of deliver, is open communication and team building. The key to team building is communication, honesty and taking responsibility. We can accomplish greater things as a team (whether financial or physical) than we can as Adversaries.

These processes are continually reviewed, monitored and updated from conception of design through completion of construction documents.

At HAAS, the Pre-Construction team does not leave the project at the completion of the Pre-Construction Services. We remain involved throughout construction as well...to ensure that the project is successful for the entire team.
