Owners Representation

HAAS Building Solutionscan be requested to act as the Owner's Representative, in which the Owner of the building, the building committee, or the board of directors desires to hire a separate oversight professional during the construction phase of their project. This may be advisable because the owner, members of the committee, or directors have full-time jobs, and cannot be available as required during the construction phase of the project. The Owner's Representative is not a substitute for the design architect nor does he duplicate the work or responsibilities of the design architect. Instead, HAAS acts and functions on behalf of the Owner in his absence.

The tasks provided by HAAS as the Owner's Representative include:

• Attending pre-construction meetings, pre-installation conferences, and all job conferences at the project site.
• Making periodic visits to the project site at intervals corresponding to the rate of the construction activity to observe the general progress of the project.
• Attending any meetings of the Building Committee (if applicable).
• Reviewing and administering government funding requirements for all contracts (if applicable).
• When enjoined by the Owner, advising and administering items not specifically covered by the design professional.
• Reviewing and advising the Owner regarding:
  • Requests for information (RFI's) from the architect or
  • contractor; Proposed change orders;
  • Construction change orders;
  • Contractor's monthly Applications for Payment;
  • Material and System Substitution Requests
• Coordinating and assisting the Owner to accomplish any items listed as part of "Work by Owner"
• Representing the Owner in the final inspection and development of final punch-list activities.
